While this is not an architecture firm, we operate under the "residential design" exemption clause for single family homes offered in almost every State in the Country. Under this clause, R-3 occupancies (single
family residences) are not required to have plans prepared by an architect. This is a valuable exemption for homeowners as it keeps the cost of building and owning a home down (the code authors prudently
recognized that there will never be enough architects to keep up with the demand, nor is there need for every structure to be designed by an architect - public buildings and commercial structures over certain square
footages are most notably those exclusive to the licensed architect). Laws vary somewhat State to State and municipality to municipality; we will let you know if there are restrictions in your locale.
Custom Residential Design ~ Build is our specialty. We offer full service custom home design for our clients; from concept to construction documents. We start with you - your family, your needs, your site. If
you don't have any ideas we will provide them - through a selection of our base plans (which can be modified almost infinitely to suit you), or going out in an altogether bold new direction. We will sketch up the
initial ideas on computer and present them to you, making sure we are on the same page. Its no problem if you live far away, we can e-mail all preliminary schemes in PDF format.  Preliminaries will include square
footages,rough room sizes, elevations, and 3D views.  Up to five presentations (not counting the initial sketch-up)  are included in our fee. Once you are satisfied with the total design we will proceed with
construction drawings. These documents are what you need to estimate materials, apply for permits, and sometimes to acquire financing.
